This Privacy Policy explains what information Estate Scorer collects when you use our website (estatescorer.com) and our home-buying readiness tool, how we use it, and what choices you have.

When you use the Estate Scorer tool, you may enter: - A property address and ZIP code - Answers to our property condition and readiness questionnaire - Financial details: asking price, down payment, estimated interest rate, annual household income, monthly debt payments, and optional costs (HOA, moving, furniture) - An email address, if you sign up for AI Home Monitor
We do not require you to create an account to generate a Free or Premium Report.
1.2 Information collected automatically
Like most websites, our hosting provider (Vercel) may automatically log standard technical information such as IP address, browser type, and request timestamps for security and performance purposes. We do not currently use third-party analytics or advertising trackers on this site. If that changes, we will update this policy.
1.3 Information from third parties
To generate your report, the property address and related details you enter are sent to the following third-party services: - Anthropic (AI analysis powering your report) - Google Maps Platform (address autocomplete, map imagery, Street View, nearby places) - RentCast (rental/value estimates), when Premium Report is purchased - FEMA, USGS, and the FBI (public government data — flood zone, seismic design category, and state-level crime statistics; these lookups use only your address/coordinates, not your financial information)
Your use of Google Maps features is also subject to the Google Maps/Google Earth Additional Terms of Service and Google's Privacy Policy.
These providers process this data under their own privacy policies and terms. We only share what's needed to generate your report — we do not sell this information.
2. How We Use Your Information
We use the information you provide to: - Calculate your readiness score and generate your Free Report - Generate your Premium Report, if purchased, including AI-written analysis and third-party data lookups described above - Process payments (via Stripe, once payment processing is live) - Send AI Home Monitor updates, if you subscribe - Maintain and improve the security and functionality of our site
Affiliate Partners
Estate Scorer may display offers from mortgage lenders, insurance providers, moving companies, home warranty providers, internet providers, and other third-party service providers.
If you choose to click an affiliate link or request information from one of these partners, you may be redirected to a third-party website. Any information you provide after leaving Estate Scorer is governed by that third party's own Privacy Policy and Terms of Service.
Estate Scorer may receive compensation if you purchase products or services through certain affiliate links. We do not sell your personal information to affiliate partners.
3. Data Storage and Retention
We do not currently store your questionnaire answers or financial inputs in a database. Each report is generated in real time, processed through the third-party services listed above, and returned to your browser for that session. Once you close or refresh the page, that data is not retained by us.
Exception: if you subscribe to AI Home Monitor, we will store the property address and the email address you provide, for as long as your subscription is active, so that we can send you monthly updates. You can cancel at any time, which will delete this stored information within 30 days.
Payment information (card numbers, billing details) is handled entirely by our payment processor (Stripe) — we do not receive or store your full card details on our own servers.
We are committed to collecting only the minimum amount of personal information necessary to provide our services and generate your requested reports.
4. Your Choices and Rights
Depending on where you live, you may have the right to: - Request a copy of the personal information we hold about you - Request that we delete personal information we hold about you (e.g., an active AI Home Monitor subscription) - Opt out of AI Home Monitor emails at any time (every email includes an unsubscribe link)

Residents of certain U.S. states may have additional privacy rights under applicable law, including the right to access, correct, delete, or obtain a copy of personal information we maintain about them. We will honor applicable privacy rights as required by law.
