What is Estate Scorer?
Estate Scorer is a tool that helps prospective home buyers in the U.S. organize their thinking before making an offer. You answer questions about a property, your finances, and your priorities, and we generate a readiness score plus an AI-written report pulling in real data from sources like FEMA, USGS, RentCast, and the FBI.

How much does it cost?
- Free Report: $0 — your readiness score, category breakdown, and a basic summary.
- Premium Report: $19.99 one-time — full AI Decision analysis, Regret Risk Score, financial breakdown, investment metrics, neighborhood data, and negotiation guidance.
- AI Home Monitor: $9.99/month — ongoing monthly updates for a property you're tracking.
What's the difference between the Free and Premium report?
The Free Report gives you your overall score and a plain-English summary. The Premium Report adds: the Regret Risk Score, a full cost breakdown (closing costs, taxes, insurance, repairs, utilities — each estimated and explained), investment metrics (price fairness, rental yield, appreciation potential), neighborhood data (crime trends, flood/earthquake risk, walkability, air quality), and negotiation guidance (suggested offer price, strategy, days on market).
What is the Regret Risk Score?
It's our headline metric — an estimate of how likely you are to regret this purchase, based on everything you told us (financial readiness, property condition, emotional/decision-pace signals, and long-term fit). Lower is better. It comes with the specific reasons behind the number, both positive and concerning.
Where does your data come from?
We combine AI analysis with real data from official and market sources: FEMA (flood zones), USGS (seismic risk), the FBI (state-level crime trends), RentCast (property value and rent estimates), EPA AirNow (air quality), FRED (mortgage rate data), and Google Maps (location, imagery, nearby places). When information comes directly from one of these sources, we identify the source within your report whenever applicable.
Do I need to create an account?
No. You can generate both Free and Premium Reports without creating an account. An email address is only required if you subscribe to AI Home Monitor so we can send you monthly updates.
How long does it take to generate a report?
Most Free Reports are generated in under a minute. Premium Reports may take slightly longer because they include additional AI analysis and third-party data lookups.
Can I use Estate Scorer on my phone?
Yes. Estate Scorer is fully responsive and works on desktop computers, tablets, and mobile devices.
Why should I trust Estate Scorer?
Estate Scorer combines your answers with publicly available government data, market data, and AI analysis to help organize your home-buying decision. While no tool can predict the future or guarantee outcomes, our goal is to present complex information in a clear, practical, and easy-to-understand format. We encourage you to verify important information with qualified professionals before making major real estate decisions.
Can I use Estate Scorer for any property?
Estate Scorer is designed primarily for existing residential properties in the United States. Some features or data sources may be unavailable for new construction, undeveloped land, commercial properties, or locations where public data is limited.
Will my report always include data from every source?
Not always. Some third-party data sources may not have information available for every property or location. When data is unavailable, we will either omit that section or clearly indicate that an estimate has been used.
Can I download or print my report?
Yes. Both Free and Premium Reports can be saved or printed using your browser. Premium Reports are also designed to be easy to review and share with family members or your real estate professional.
How often is your data updated?
Data freshness depends on the source. Government agencies and third-party providers update their datasets on different schedules. Estate Scorer always uses the most recent data made available by each provider at the time your report is generated.
What payment methods do you accept?
Premium Reports and AI Home Monitor subscriptions are processed securely through Stripe. We never store your full payment card information on our servers.
What happens if I enter incorrect information?
Your report is based on the information you provide. If important details such as income, purchase price, or property condition are inaccurate, your score and recommendations may change. If needed, simply generate a new report using updated information.
Do you store my information?
We do not store your questionnaire answers or financial inputs in a database — each report is generated in real time for your session. The exception is AI Home Monitor, where we store the property address and your email for as long as your subscription is active. See our Privacy Policy for details.
Do you sell my data?
No. We do not sell your personal information. We only share the information necessary to generate your report with the third-party services described in our Privacy Policy.
Can I cancel AI Home Monitor?
Yes, at any time. Cancellation takes effect at the end of your current billing period. See our Refund Policy.
How accurate is the AI-generated content?
It's directional, not guaranteed. Scores, estimates, and recommendations are generated from the data you provide plus third-party sources, and can be incomplete or wrong. Where we use verified third-party data (FEMA, USGS, RentCast, FBI, EPA, FRED), we identify the source clearly in your report — everything else is an AI-generated estimate. It should not be relied upon as the sole basis for a home purchase, investment, or financial decision. Always verify important information with qualified professionals before making major decisions.
What if I don't know my exact income, down payment, or interest rate?
Enter your best estimate. The tool is designed to work with partial information — anything you leave blank is estimated for you and clearly labeled as an estimate in your report.
Is Estate Scorer available outside the United States?
No, currently we only support U.S. properties and U.S.-based data sources.
