Property & Market Risk
- Does the asking price look fair relative to comparable recent sales?
- Has a full inspection been completed?
- Is the roof in good condition?
- Are there any signs of water damage, current or past?
- Has the electrical system been updated to a reasonable standard?
- Is the plumbing in good condition?
- Have you checked the neighborhood's actual safety data, not just a feeling from one drive-by?
- Is there positive (or at least neutral) development happening nearby?
- Does the property have reasonable resale potential?
- Would you still want it if prices dropped 10% next year?
Emotional & Decision-Pace Check
- Are you avoiding FOMO-driven urgency?
- Are you genuinely not rushing — or does it just feel that way?
- Have you compared at least 5 homes, not just this one?
